Das Quartier am Seebogen位于维也纳 Aspern Seestadt城市新区，是一块极具吸引力的短距离多用途用地。在当下高度预制的住宅环境中，居民们不应该成为被动的消费者，而是无论在家里、在工作时，还是在空闲时间里，无论人们的年龄大小，都能够积极、独立地塑造自己的生活和居住环境。毗邻公园与集体租赁住宅区，本项目在为人们打造积极、可持续的生活方式以及社区贡献方面都发挥出了巨大的潜力。高比例的非住宅功能空间也使其化身为全天候都充满活力的城市空间。因此，本项目以“Le Lac Sportif”为座右铭，意思是Seebogen区充满活力的生活，设计旨在实现这一愿景，并在三个层面上使项目的潜力得到进一步的加强:

Das Quartier am Seebogen is an attractive district with short distances and diverse uses in Seestadt Aspern. The residents are not passive consumers in a prefabricated environment. Whether at home, at work or in their free time: people of all ages should be able to actively and independently shape their lives and their living environment. With its location on the park and spaces for co‐housing groups, the construction site G12 offers special potential for an active, sustainable lifestyle and neighborhood. The high proportion of non ‐residential uses also holds the potential for a 24/7 lively urban space. The project is therefore under the motto: Le Lac Sportif ‐ active life at the Seebogen, it takes up this potential and strengthens it on three levels:

城市规划理念
Urban planning concept

本项目与其所在的G12地块的整体城市规划方案作为竞赛的一部分，在设计的最初阶段就已成型。设计旨在在城市的边缘打造一处充满活力的高密度生活中心，这不仅能够加强社区的身份，同时也能够使本项目与周边的社会集合住宅区之间形成良好的关系，共同营造出和谐共享的生活社区氛围。在外部，建筑为城市街道空间创造出清晰的轮廓。而在街区内部，或凸出或凹陷的建筑形态则对空间进行了私密程度上的分级，使其形成与功能相关的服务性空间、更加私密的私人空间，以及公共空间。递增的建筑高度营造出亲人的空间尺度，并为公寓和自由空间创造出最佳的采光。80%的公寓享有两个朝向，且基本上不会朝向北方。底层空间在为街道空间和街区内部营造出活跃氛围方面至关重要。能够吸引公众的商业或活动空间沿街布置，并与庭院中的自由空间相连。公共空间则面向底层庭院，堪称邻里聚会的理想场所。

As part of the competition, an urban planning concept for the entire G12 construction site (G12a and co‐housing groups) was developed. The aim of the urban figure is a compaction at the edge for a free center. This strengthens the identity of the block and allows a living neighborhood between co ‐housing groups and our construction site. On the outside, the buildings form a clear contour for the urban street space. Inwards, they form protrusions and recesses that structure the free space into use‐related, more private and communal areas. Graduated heights of the buildings ensure a small‐scale appearance and allow optimal lighting of the apartments and free spaces. 80% of the apartments have two exposure sides and north‐facing apartments are largely avoided. The ground floor is of particular importance for enlivening the street space and the interior of the block. The uses that attract the public are oriented towards the entrances to the street space and connected to allocated free spaces in the courtyard. Common uses are oriented towards the courtyard on the ground floor and form meeting points for the neighborhood.

Free space concept

Based on the urban planning concept, a central, coherent free space is created, which is interwoven with the environment via “brackets”. The internal network of paths is linked from these brackets, which expands to square‐like areas at intersections and interfaces. The ground floor zone is free of residential use and therefore also free of tenant gardens. A green frame made up of small shrubs and perennials mediates between the building and the free space and gives the courtyard a green setting. The tree plantings are denser in the brackets to support the communal atmosphere of the courtyard and underline the free center. The planting has a landscape‐horticultural character. Seasonally changing blossom, leaf and fruit aspects make the seasons come alive.

Active neighborhood

The free center and common rooms are designed and managed in a participatory manner with the residents. Already in the planning process, an active exchange with the co‐housing groups was sought in coordination talks and planning workshops in order to enable synergies. This makes additional uses possible and lays the foundation for a good, active neighborhood.

充满活力的底层空间
Active ground floors

Le Lac Sportif住宅综合体以其高质量的底层空间为当地社区做出了贡献。巨石酒吧与Sportunion两个休闲体育空间，与场地南侧的公园相结合，为居民们创造出全年都可以进行休闲文体活动的机会。图书馆和WienXtra空间则成为了知识共享的理想场所，以及受青年人喜爱的社交聚会场所，此外，该空间还与周边的教育与宗教建筑联系紧密，成为了当地文化与教育的延伸空间。因此，在本项目的加持下，全新的城市街区将成为当地活跃的地区中心。

Le Lac Sportif offers high‐quality ground floor uses with appeal for the entire district. The Boulderbar and Sportunion tie in with the focus on sports and games in the south park and enable active leisure time activities at any time of the year. The library and WienXtra form a knowledge and youth focus, which is also connected to the nearby educational and religious campus. The new city block will thus become an active district center.

充满活力的建筑
Active buildings

The studios, boulder bar, Sportunion, library and Wien Xtra make the block a productive and lively part of the quarter. The users for these areas were sought and involved at an early stage in order to enable them to have a far ‐reaching influence on the location and layout of the units. Our buildings are not only productive at the usage level: the use of power ‐consuming components with a very high level of energy efficiency and PV systems on the roof also make the building an active contribution to a sustainable energy supply.

Living concept

先进的生活理念为居住者提供了更加广泛的选择，并以丰富的空间模式与租赁模式回应了人们不同工作与生活的需求。分布在各个楼层的“智能公寓”，为人们提供了丰富的户型与面积选择。智能公寓在整体建筑中比例的增加，确保了人们在智能住房计划之外还能过上经济实惠的生活。在所有的公寓中，设计都非常注重日常使用空间的功能性与适应性，以及这些空间配备标准家具的能力。周围的阳台区和凉廊则成为紧凑生活空间的扩展，将人们的生活与户外环境联系在一起。

Our living concept offers a wide range for active people, alternative forms of work and living in different rental and ownership models. The “SMART Apartments ” were distributed across the floors of all houses and were offered in all sizes. An increased proportion of SMART ‐enabled apartments ensures affordable living outside of the SMART housing program. In all apartments, attention was paid to a high level of suitability for everyday use and the ability to be furnished with standard furniture. The surrounding balcony zone and loggias ensure an expansion of the compact living space.
