Dubai, UAE – One Za’abeel, designed by Japanese design firm Nikken Sekkei and developed and owned by One Za’abeel Holdings LLC, has now completed, providing a new landmark structure for the city. Featuring two elegant towers connected by an enclosed horizontal bridge, called The Link, One Za’abeel is now the first major development to greet visitors as they travel to the city from Dubai International Airport, providing a new gateway to Dubai.

Representing an ever-growing Dubai, the development will create a new neighbourhood for the city, for residents and international visitors alike, with world-class dining, retail, work and captivating urban hotel experiences.

Becoming a leading new destination for tourism, One&Only, the ultra-luxury collection of resorts, has created its first urban resort experience in One Za’abeel alongside 94 One&Only Private Homes. Meanwhile SIRO, a new immersive lifestyle and hospitality brand, will house its first hotel in the building. Both One&Only and SIRO are operated by Kerzner International. Pushing the limits of design and construction, The Link is positioned 100m in the air, providing spectacular 360-degree views across its 230m long viewing platform, connecting the two towers along an east-to-west axis.

The Link’s 66-metre cantilever is now the world’s longest cantilever, providing visitors with the illusion of floating in mid-air. The Link has been created using a robust outer tubular structure system with its main steel members arranged in a diamond grid pattern along four sides in order to minimise torsion while yielding a contiguous, column-free interior space. The construction featured one of the heaviest recorded lifts in the region when the first section of The Link, weighing approximately 8,500 tonnes, was lifted into place 100m above ground, over a 12 day period. The remaining cantilever tip, weighing 900 tonnes, was then hoisted and attached during a second four-day procedure. The Link’s connective position between the two towers also increases safety and suppresses wind-driven sway, a frequent issue with tall buildings.

Providing a total of 530,000 square metres of mixed-use space, One Za’abeel includes 12,000 square metres of retail, 26,000 square metres of office space, and striking new luxury residences, featuring one to four bedroom apartments, duplexes and a five bedroom penthouse.

The site is divided by the Al Mustaqbal Bridge with commuters travelling between the two towers as they drive directly into the downtown area. Creating a literal new gateway to the city, One Za’abeel Tower reaches a height of 305m, while the second tower, One Za’abeel The Residences, tops out at 235m.

Featuring clean lines and elegant forms, the exteriors are made of low-e glass with high transparency and high solar shielding performance. Glass fins offer a variety of optical expressions, depending on the viewing angle, with white dot patterns providing solar shielding and softening the structure’s ‘mirror effect’, creating a sense of depth.

At the base of One Za’abeel, visitors will find The Podium, a three-storey area of retail, and restaurants, featuring a green oasis of shaded walkways guiding guests to the building’s multiple uses. Featuring urban parks alongside facilities such as a children’s playground and a garden pool, the entrance experience allows residences, businesses, and leisure to flow seamlessly across both towers.
