在苏州这个中国最宜居的城市之一，一座由中海地产投资建设的高460米的新地标建筑将于金鸡湖西畔的中央商务区悄然崛起。这座建筑集公寓、办公和商业功能于一体，通过三个挺拔且相连的塔瓣，打造一个垂直的综合社区。项目建成后将成为苏州最新的地标建筑。SOM用现代设计手法诠释千年古城的历史文脉，致敬城市独特的生态景观风貌。

In the heart of the new central business district in Suzhou–one of the most popular, livable cities in China–SOM is designing a 460-meter-tall landmark tower, invested by China Overseas Land and Investment Ltd. Integrating apartments, office space and retail into one mixed-use community in three interwoven towers, the tower will be the new landmark in Suzhou, serving as a modern expression of the city’s enduring values, and an homage to its ecological landscape.

苏州作为江南水乡的典范，以运河、古塔、小桥流水、古典园林而闻名，代表了中国人几千年来对传统水乡居住最高境界的完美体现。

SOM的设计根植于苏州千年古城的传统文化，也体现了苏州“三水绕城”的独有特质——塔瓣开阔面分别朝向太湖水系、阳澄湖水系、金鸡独墅湖水系，为用户打造最佳视野。

Known for its canals, bridges, pagodas, and classical gardens, Suzhou is widely regarded as the bedrock of Chinese classical architecture. In designing the tower, SOM’s team sought to reflect the ancient city’s rich cultural roots and its unique geographic location, at the confluence of the Taihu, Yancheng, and Jinji Dushu Lakes.

设计灵感来源于苏州的水文化，水路并行的理念贯穿了苏州几千年的文化传统和生活方式。历史上的苏州是中国经济、贸易和文化中心，而今日的苏州是长三角经济区的重镇。 “三舟交汇”的塔楼造型寓意着人才、财富和产业的聚集。

The design takes inspiration from Suzhou’s relationship to water. As a major economic and cultural center, Suzhou has been a focal point of trade and commerce throughout history. – A prosperous city in the Yangtze River delta region, Suzhou is crossed by waterways, canals and lakes. Shaped in the form of three boats converging, the design symbolizes the gathering of people, talent, and industry.

SOM设计合伙人Leo Chow表示：“千百年来，苏州一直以宜居而闻名天下，所谓‘上有天堂、下有苏杭’就是此意。在这样一个历史名城设计一座地标塔楼，我们在设计中以自然和水元素紧密联系、宜人的邻里尺度以及文化与美学相结合为核心，融入苏州的历史和文化精髓。”

“For centuries, Suzhou has been known as the ideal livable city, recognized with the saying ‘In heaven there is paradise, on earth, there is Suzhou.’ We’ve infused our design with the very best of Suzhou’s civic life and culture, creating a contemporary vision of the city’s close relationship with water, intimate neighborhoods, and immersion of culture and beauty,” stated SOM Design Partner Leo Chow.

沿街的一系列的公共广场和绿意盎然的庭院共同打造了一个宜步的公众聚集场所。独立商业以开放的形式在东侧和附近的苏州中心步行系统相连，一系列玻璃天光将自然光和塔楼的景色引入地下一层的商业空间。除此之外，场地与城市区域公交网络以及地铁站连通，努力将步行体验融入城市肌理。

At street level, a series of public plazas and a lush, landscaped garden complete with water features create a pedestrian-friendly gathering space to frame the building. Retail destinations anchor the gardens, with a direct connection to the nearby Suzhou Center, a new shopping destination in the city. A glass atrium brings daylight into underground retail spaces, with views looking skyward to the tower. The building prioritizes pedestrian connections to Suzhou metro stations and fitting into an existing urban fabric of the public network.

塔楼内部，公寓层通过三塔瓣分开打造小尺度平面，营造出亲密的邻里体验和社区氛围。塔楼的独特造型在合理进深下提供了最大的周长，为公寓层住户提供充足的阳光、通风和绝佳视野。结构上使风从塔瓣中间穿过，有效地减少了风阻和结构用量。

Inside the building’s residences, small floor plates–hosting only a few units per floor–create an intimate sense of community. The tower’s geometry maximizes daylight, views, and thermal comfort for residents, while allowing for wind to pass through its core and between the ‘petals,’ significantly reducing material use in its structure.

塔楼三个塔瓣体量由分别位于17、49和77层的三座空中大堂以连桥形式相连，可由穿梭电梯直达。这些包含丰富配套设施的开放式概念空间将成为一个多功能社交中心，为塔楼用户提供汇聚交流和健身活动的场所。

The building’s three petals are linked by three sky bridges and lobbies accessible by glass enclosed elevators at floors 17, 49, and 77. These amenity-rich, open concept spaces will serve as multifunctional social hubs, gathering spaces, and wellness areas for residents. The three sky lobbies accommodate family-oriented, wellness and awe-inspiring gathering spaces, providing moments of unique views towards the surrounding lakes and historic areas of the city.

塔楼顶部通透闪耀的塔冠层中，三瓣分别设有不同的高端公共功能空间。塔冠三瓣之间的中央大堂还设置一个通高的公共可达的中庭空间。在内部，上有优雅的旋转楼梯，下有圆形的玻璃地板。游客可以通过透明的地板俯瞰下方景观，不同层次的景致让人联想起苏州传统园林中的月亮门。

起伏的建筑立面以一天中不同时段、角度和天气下的光影，为塔楼打造出水波涟漪的立体光影效果。此造型取意于徐徐展开的古代卷轴，表达对这座千年文化和历史名城的敬意。

The tower culminates in a transparent, glowing crown, which hosts diverse high-end public gathering functions beneath the three distinct petal-shaped roofs. At the center, visitors encounter a dramatic spiral stair connecting two levels with layered views through the tower. The apertures of the sky lobbies are inspired by the moon gates of traditional Suzhou gardens.

The undulating spandrels along the facade evoke a cascade of water or the unfurling of ancient Chinese scrolls, a nod to the city’s millennia as an artistic and scholarly center. Rippling geometry changes with the time of the day, creating a vibrancy that echoes the nearby Jinji Lake.

苏州中海超塔将按低碳目标打造，满足严格的室内空气质量要求，并计划申请 LEED金级认证、绿建三星、CABEE超低能耗建筑、WELL认证等行业顶级的绿建节能认证。可持续的设计元素包括独立商业屋顶的光伏集成面板和高性能的玻璃外墙等，将极大程度降低了建筑能耗。

The building will be constructed with lower embodied carbon design intent, while meeting stringent indoor air quality requirements in line with LEED Gold, China Green Building 3 Star certification, WELL, and CABEE (ultra-low energy building). Sustainable design elements include integrated photovoltaic panels across the retail podium roof trellis, and a high-performance glass exterior wall, which significantly reduces the building’s energy consumption.

本项目建成后将成为SOM在中国设计的首座以公寓功能为主的超高层塔楼，预计将于2027年竣工。
