A Vision of Legacy
The Heritage Business Center was envisioned as the first phase of redeveloping an entire district in the heart of Kyiv. Construction began in 2021 but was halted for a year due to the full-scale invasion. Despite the challenges, the project was successfully completed, symbolically bridging two eras of our nation’s history. This significance is reflected in its name — Heritage. The project was approached comprehensively, from architecture to branding, with the central idea being the continuity of life and the search for eternity within the fleeting.

Dialogue with the City
One of the key challenges was to seamlessly integrate the new building into Kyiv’s historical urban fabric. Adjacent to Franz Holombek’s 1913–1914 estate — a candidate for historic landmark status — a glass-toothed structure, nicknamed the “saw” by the project team, creates a visual and physical connection. Slightly recessed and lower than the main part of the building, it ensures a harmonious composition of structures from different eras.

Architecture
The Heritage Business Center comprises seven floors but visually appears as a four-story building due to the clever grouping of windows across multiple levels. With three sunlit facades, the design incorporates 60-centimeter-deep window recesses, which reduce the load on the ventilation system and enhance energy efficiency. Additionally, these deep recesses create a stunning interplay of light within the building. The structure also complies with international accessibility standards for people with reduced mobility.

Stories in Stone
The facade is clad in natural Jurassic limestone, sourced from the renowned Solnhofen quarries in Bavaria, where the remains of the world’s largest pterodactyl were recently discovered. This stone formed millions of years ago in the tropical lagoons of the Jurassic Sea and contains countless fossilized organisms. Ammonites and belemnites make each stone slab unique, documenting some of the earliest known birds in fossil records. Kyiv residents will be able to admire a 30-centimeter fossilized shell from the Jurassic period embedded in the Heritage facade, which weighs nearly 500 tons in total.

Interior Design
The building spans 17,000 m² and features open floor plans, allowing for adaptation to various business needs, from offices to event spaces. The Heritage Business Center features a minimalist interior design that incorporates natural materials to create a calm and elegant atmosphere. The walls are clad in Italian travertine Classico Antique, known for its soft patterns and gray-sand hues.

The centerpiece of the lobby is a monumental 7.5-meter stela covered in exquisite green marble. This material was chosen based on its unique veining, with large white streaks forming a pattern that mirrors the business center’s logo.

Another striking element is the spiral staircase made of architectural concrete connecting the first floor with the second-floor gallery. Not only does this staircase serve a practical purpose, but it also acts as a visually striking focal point that enhances the charm and dynamic feel of the space.
