商业对新异敏感,由此以招广徕,本不可厚非。只是新奇得多了,却忘了有正才能出奇这个“奇正”的辩证关系。无处不在的所谓现代设计,以致乍见感叹惊艳,转头便相忘于江湖。作为近年来地产销售的营销中心,大都在销售任务结束后面临被拆除的命运,造成不必要的浪费。随着当下营销资讯获取方式和销售成交方式的日益线上化,传统的标准动作般的部分营销功能将逐步被移动终端所替代,而客户对企业(开发商)品牌的全方位感知和对社区未来生活的体验性建构就显得更加重要。

As a marketing center for real estate sales in recent years, most of them face the fate of being demolished after the end of the sales task, thus causing unnecessary waste. With the increasing onlineization of current marketing information acquisition methods and sales transactions, some of the traditional standard action marketing functions will be gradually replaced by mobile terminals, and customers’ perception of the developer brand and the future of the community. This is even more important in the experiential construction of life.

肇庆美的公园天下位于肇庆市鼎湖区星湖大道与桂湾路交界处,作为该项目的重要配套幼儿园,设计在一开始便确定将营销中心设置于此,这不仅能对日后的小区最重要的配套进行实体的空间性演绎,同时又避免建设的浪费,作为日后交付的二次装修只需在现有基础上稍作改动,是环保的可持续的设计。

Midea Park Mansion is located at the junction of xinghu avenue and guiwan road in dinghu district, Zhaoqing City. As an important supporting kindergarten for the project, the design is determined to set up the marketing center here. This not only perform a spatial show of the entity of the most important supporting facilities in the future, but also avoids the waste of construction. As a secondary decoration to be delivered in the future, it only needs to be slightly modified on the existing basis, and it is an environmentally sustainable design.

销售中心,它的功能简单明确也极为单调——销售。销售这一特质的本身,本就是一个信任建立的艰难过程。如作以往常规功能布局的话,对来者几乎没有感情方面的关注,也产生不了隐性的亲和力。这一点业主方眼光烛照,因此希望建立一个主题,试图改变以往销售中心的格局状态在来者心目中形成的僵化的买卖印象。肇庆美的公园天下,地块所处位置毗邻几处景区之间。考虑到项目的环境状态和居住生活的概念,设计师在“游乐园”和“园林”这两种形态中提出“游”“园”的情态,并以此一动一静的情态作为设计思考的方向。

The function of the sales center is simple and clear, and it is extremely monotonous, that is sales. The sale of this trait itself is a difficult process of trust building. If the designer arranges according to the conventional functions of the past, there is almost no emotional concern for people, and there is no hidden affinity. At this point, the owner has a unique vision, so hopes to establish a theme, trying to change the rigid trading impression that people have formed in the mindset of the sales center. Midea Park Mansion is located in the world, and the location of the plot is adjacent to several scenic spots. Taking into account the environmental status of the project and the concept of living and living, the designer proposes the modality of “tour” and “garden” in the two forms of “amusement park” and “garden”, and uses this dynamic and modality as a design thinking. direction.

“游”在慢,在曲折,在闲适,是居此身闲的感受,是动的情态;“园”是范围,是分汇各有其所处,是静的情态,也是对动的回应。设计师将江南园林的情态意象引荐到平面布局之中而不照猫画虎,刻意描摹——中式园林一个重要的特点——人能置身其中,而非局外相看。设计师在此处的安排,只想以意代形,取其意象,是为了将室内空间与项目所处之处能辐射到的几处景点在来者的心里形成联想。点到为止便好,不能做得过于实在,因此也就能建立一种带有戏剧意味的状态。作为一个居住项目,设计师自然而然将儿童这一现代家庭中最重要的成员纳入考虑范围,在“园”的情态思考过程中,将“游乐园”、“公园”的功能状态一并纳入,在此思考基础上,在开阔的部分营造一个以儿童游乐为主题的空间环境,而将商业使用的部分分区以小空间的状态出现。

“tour” is slow, it is tortuous, it is leisurely, it is the feeling of being in this leisure, it is the moving modality; “Garden” is the scope, it is the diversity of each place, it is a static modality, and it is also a response to the movement. The designer introduces the modal image of the Jiangnan garden into the layout and does not deliberately copy it – an important feature of Chinese gardens – people can be among them and enjoy it. The arrangement of the designer here only wants to use the image of the meaning and the image to form the association between the indoor space and the several spots that the project can radiate. It can’t be done too real, so it can also create a state of drama. As a living project, designers naturally take children, the most important members of this modern family into consideration, and incorporate the functional states of “Amusement Park” and “Park” in the process of thinking. In the open part, a space environment with children’s play is created, and a part of the commercial use is presented in a small space.

从现代家庭对自己孩子的重视和纵惯心理考虑,儿童在公共场合的任性或者哄闹,无疑会干扰到他人的活动。在销售场合,处于对销售的需要,又不便予以硬性的制止。将开放的空间设计成儿童的低烈度游乐场所,是引水入渠的一个巧思,解决了这一功能空间面临的多重矛盾的同时也能让人产生比较鲜明深刻的品牌印象。

From the consideration of the modern family’s attention to their children and their psychological habits, children’s willfulness or noisy in public will undoubtedly interfere with the activities of others. In the case of sales, due to the need for sales, it is inconvenient to stop it. The designer’s design of the open space as a low-intensity playground for children is a clever idea that solves the multiple contradictions faced by this functional space, and at the same time creates a more vivid brand impression.

趣味源自对心理特性的深层把握。一旦找到这一细微的特性形成的线索,设计便能使其结果达到诸多方面的一种平衡,为人的存在提供相对良性的服务。力不达则不逮,过犹不及。这是中庸之道。理想极高。欲之一则在教养,一则在修养。设计师在设计过程中体会到了这两种品质,不在空间形式上做极端的表现以求炫耀,而将功夫放在功能空间可能产生的心理状态下所需要的情态表现为设计方向。提供一个因关注了生活本身而达成合理,让未来者能在不知觉间感受到舒适的设计,对设计师本身而言,就是一件可以偷着乐,在心里嘚瑟的快事。

Interest comes from a deep grasp of psychological characteristics. Once the clues of this subtle character are found, the design can balance the results in many aspects and provide a relatively benign service for human existence.
