项目背景 | Background

武汉中山大道始建于1906年，其沿线商圈云集、历史建筑林立，是老汉口最重要的交通干道。2013年12月至2015年12月，Studio Shanghai受武汉市国土资源和规划局委托，与武汉市土地利用和城市空间规划研究中心合作，以焕活城市商业、营造具有文化底蕴的街道空间为目标，展开了中山大道的整体规划设计工作。

Zhongshan Avenue was built in 1906. It is the most important traffic trunk of Wuhan, with lots of commercial circles and historic buildings along it. From December 2013 to December 2015, Studio Shanghai was commissioned by Wuhan WLSP and worked with them to develop the overall planning of Zhongshan Avenue with the goal of revitalizing urban commerce and creating a street space full of cultural heritage.

项目以中山大道为中心，两侧各拓展1-2个街坊，Studio Shanghai针对254公顷的用地完成了系统性规划工作，包括项目业态规划、建筑外立面设计、标识设计及景观街道提升设计等。2015年3月，武汉市国土资源和规划局完成规划批复，2016年10月中山大道完成整治施工并开街。

The scope of the project is 1 to 2 blocks on both sides of Zhongshan Avenue. Studio Shanghai has completed systematic planning for 254 hectares of land, including business type planning, building facade design, logo design and landscape improvement. In March 2015, Wuhan Land Resources and Planning Bureau completed the planning approval. In October 2016, Zhongshan Avenue completed the renovation construction and opening up.

历史问题 | Historical Issues

一元路至武胜路的3公里是中山大道的核心，承载着武汉的精神与文脉。由于时间跨度过大，街区内交通环境错杂、生态紊乱，历史建筑与现代高楼风格迥异，排布无序。

The part of 3 km distance from Yiyuan Road to Wusheng Road is the core of Zhongshan Avenue, carrying the spirit and culture of Wuhan. Due to the large time span, the traffic environment in the block is mixed and chaotic. The architectural styles are different and the arrangement is disordered.

中山大道的沿街商铺业态排列混乱，严重影响了街区品质；街道两旁，历史建筑大多年久失修，店招广告及标识系统混乱，破坏了建筑的历史风貌，珍贵遗迹与当地文化亟待保护；街区内，绿化景观资源匮乏，缺少公共活动空间；街道交通流线混乱，过境与到发、非机动车与机动车交通混行，人行空间严重不足。

The disordered arrangement of shops along Zhongshan Avenue seriously affects the quality of the block. On both sides of the street, most of the historic buildings have fallen into disrepair, the chaotic advertising and logo system of the shops damaged the historical style of the buildings, precious relics and local culture are in urgent need of protection. Within the block, there is a lack of green landscape resources and public activity space. The traffic flow line is chaotic, the traffic of non-motor vehicles and motor vehicles is mixed, and the pedestrian space is insufficient.

设计策略 | design strategy

设计团队根据现状问题，从业态、文化、景观、交通4个方面提出规划策略，并认为此次规划任务的关键是如何对街道及邻里社区的布局进行设计与调整。街区规划不仅要考虑交通的便利性，还需要考虑沿街景观和商业的连续性与趣味性。团队以“业态提升、文化保护、景观塑造、交通改造”为设计核心，秉持以人为本、公交导向的设计理念，最终实现中山大道的“繁荣回归”。

According to the current problems, the design team put forward planning strategies from four aspects of retail, culture, landscape and traffic. They believed that the key of the planning task was how to design and adjust the layout of the neighborhoods. Block planning should not only achieve the convenience of traffic, but also achieve the continuity of landscape and the interest of business along the street. The team took ” business form promotion, cultural protection, landscape reshaping, traffic transformation” as the design core, upheld the people-oriented, bus-oriented design concept, and finally realized the “return of prosperity” of Zhongshan Avenue.

业态提升——将中山大道分为三大功能区段，结合现状商业的布局，在修缮建筑立面的同时，提升商业层级，为访客提供“文艺·高端·时尚”的分段购物体验。文化保护——对规划范围内的历史保护建筑摸底调研，结合规划定位，提出功能置换方案，通过历史建筑的功能复兴，重焕中山大道的活力。

Store formats promotion — Zhongshan Avenue is divided into three functional sections. In combination with the current commercial layout, while building facades have been repaired, commercial levels are upgraded to provide visitors with different shopping experience of “literature, high-end and fashion”. Cultural Protection — Based on a thorough investigation of the historical protected buildings within the planning scope, the team combined with the planning positioning and proposed to revitalize Zhongshan Avenue through the functional revival of the historical buildings.

景观塑造——结合街道空间特色，着重打造沿街景观绿廊，并在大道内形成由北向南的三段式（古典文艺——新旧交融——现代简约）景观风貌。交通改造——设计从安全、绿色、活力、包容4个方面出发，对街道改造提升。倡导公交优先、安全为重，对街道路权重新划分，压缩原有6车道，增设自行车道，组织慢行空间，让路于公交与行人；打造十里绿廊，增加层次丰富的绿色景观带；加入交往型公共空间，设置3段不同的林荫道，5座休闲广场，13个街道游园，新建10000平方米公共空间，增添城市活力；修缮历史建筑，拆除违章搭建，恢复原有街道肌理，尽量避免腾迁，改善居住环境，使居民安居乐业，增强城市包容性。

Landscape reshaping — combining the spatial characteristics of the street, the team focused on creating the green corridor and the landscape formed a three-section style from north to south (classic — mixed — modern) in the avenue. Traffic transformation — The design improves the street transformation from four aspects: safety, greenness, vitality and inclusiveness. By advocating public transportation priority and safety priority, reclassifying the street, compressing the original 6 lane motorway and adding bike lanes, the design organized the slow traffic space and guaranteed enough public transportation space; The team designed ten miles of green corridor, added green landscape belt with rich levels; The project brings vitality to the city by providing 3 different sections of avenue, 5 leisure squares, 13 street garden and 10000 square meters of new public space; Through restoring historical buildings and the original street texture, dismantling illegal structures and avoiding relocation, this project improved local residents living environment, made them live and work in peace and harmony, enhanced urban inclusiveness.

节点分析 | Node Analysis

设计团队着重对中山大道内的三大区段节点开展了整体规划改造工作。

The design team has focused on the overall planning and transformation of the three sections of Zhongshan Avenue.

三德里区段（一元路至兰陵路）
Sandeli Section (from Yiyuan Road to Lanling Road)

区段内分布着大量里分建筑，道路两侧保留了许多具有租界特色的房屋。团队在这里着重打造绿色邻里街区，把活力和绿色带回里分。（1）三德里节点——保护原有肌理，拆除无保留价值的建筑，增加绿地、步行空间，开放建筑底层空间，与广场一同形成公共开放系统。（2）德明饭店节点——法国文艺复兴式建筑，通过道路分离和周边环境改造，增加花园空间，将其打造成古典、舒适、私密的花园酒店。（3）车站路节点——通过转向、改道，实现交叉口多元、多空间导向的效果；保留原始骑楼空间的连续性，开放部分街巷入口，形成连续的步行空间。

A large number of Lifen buildings are distributed in the section. Many houses with concession characteristics are retained on both sides of the road. The team focused on building green neighborhoods here, bringing vitality back to Lifen. Sandeli — Protect the original texture, demolish the buildings with no preservation value, add green space and walking space, open the ground floor space of the building, and form a public walking system with the square. Deming Hotel — A French Renaissance-style building, separate the road and renovate the surrounding environment. Increase the garden space, transform it into a classic, comfortable and private garden hotel. Chezhan Road – Change its inner roads to diversify street space. Keep the continuity of the original arcade space, open part of the street entrance, form a continuous walking space.

吉庆街、美术馆区段（兰陵路至江汉路）
Jiqing Street, Art Museum Section (Lanling Road to Jianghan Road)

本区段是中山大道的中心，设计意在此处打造空间的高潮节点。通过对车行系统的调整，该片区成为城市的休闲娱乐空间，并向南与其他街区形成一条连续的步行游览走廊。（1）美术馆文化广场节点——将文化广场改造成环境宜人的公共空间，可举办各类草地活动，供市民休闲、娱乐、聚会。（2）保元里、泰安里、兴国里节点——此处的里分属于武汉典型的传统里分空间。通过清理、还原、改造建筑外立面，融合传统与现代，复兴原有街区肌理和空间感受，将节点打造成集餐饮、娱乐、零售为一体的中山天地。（3）咸安坊、平和打包厂节点——在修整原有建筑立面、细化建筑局部的基础上，赋予节点活力和全新使用功能，将原有建筑转变为SOHO办公、艺术工作室、画廊及精品公寓等。

This section is the center of Zhongshan Avenue, where the design is intended to create the climax of the whole project. Through the adjustment of the car parking system, this area becomes the recreational space of the city and forms a continuous walking corridor with other blocks to the south. Art Museum & Cultural Square — The cultural square is transformed into a public space with pleasant environment, which can hold various public activities for citizens’ leisure, entertainment and gathering. Baoyuan Li, Tai ‘an Li and Xingguoli — The building here belongs to the typical traditional “Lifen” space in Wuhan. Through cleaning, restoring and transforming the facade of the building, integrating traditional and modern, reviving the texture and space feeling of the original block, this place will be built into a Zhongshan Tiandi integrating catering, entertainment and retail. Xiananfang and Pinhe Bale Factory — On the basis of renovating the original facade and refining the building details, this area has gained vitality and new use functions. The original building has been transformed into SOHO office, art studio, gallery and boutique apartment.

江汉路区段（江汉路至前进一路）
Jianghan Road Section (Jianghan Road to Qianjin Road)

区段内历史、现代建筑混杂。团队将街区的中心打造成绿化岛，人行与举办活动的公共空间被置于大道的核心，车行道则集中在大型商场的一侧。（1）梧桐林节点——街道北侧的迎光面更适宜步行和驻足休闲，通过取消遮挡视线的天桥，加种三排梧桐树并南移车行道，为行人提供宽阔舒适的步行空间。（2）露天市场节点——以地标性建筑汉口水塔为对景，在该节点增设一座露天市场，将可临时关闭的慢行道穿插其中。这既满足了临时泊车的需求，又提供了绿树掩映的开敞公共空间。（3）汉口总商会、楚宝片商业街区节点——延续传统街区的肌理，在百莹地块设计一处水景公园，为过于密集的商业区域提供了公共空间。商业街区延续传统建筑的高度，以2、3层为主，尺度宜人，保证了步行街区连续性和通达性。

Historical and modern buildings are mixed in the section. The team transformed the center of the block into a green island. The public space for pedestrian and activities was placed in the core of the avenue, and the driveway was placed on one side of the large shopping mall. Wu Tong Lin — The northern side of the street is more suitable for walking and leisure. By removing the overpass, adding three rows of Wutong trees and moving the driveway to the south, it provides a wide and comfortable pedestrian space for people. Open-air Market – On the opposite side of Hankou water tower, a new open-air market was built with the slow lane inserted. This not only meets the demand for temporary parking, but also provides an open public space with green trees. Hankou General Chamber of Commerce and Chubaopian Commercial district — The design maintains the texture of the traditional block, and adds a waterscape Park in Baiying plot to provide public space for the high-density commercial district. The block maintains the height of traditional buildings with 2 or 3 floors, ensuring the overall continuity and accessibility.

街道社区是城市建构中少数有机会实现人人共享的地方，许多貌不惊人但租赁成本低廉的老房子，为个体户和小微企业提供了生存空间，城市社区因此充满温情和活力。Studio Shanghai希望改造后的中山大道可以唤醒人们对社会平等问题的重视。中山大道的规划设计工作意义深远，武汉借此成为融合了多元文化并富于历史底蕴的都市。人们将在改造后的街区，体验武汉百余年的过去并展望它未来无限的可能。

Street community is one of the few places in urban construction where everyone has the opportunity to enjoy it. Many old houses with modest appearance but low rental cost provide living space for self-employed people and small enterprises. Therefore, urban community is full of warmth and vitality. Studio Shanghai hopes the revamped Zhongshan Avenue will awaken people to the issue of social equality. The planning and design of Zhongshan Avenue is of great significance. As a result, Wuhan has become a multi-cultural and historical city. People here will experience Wuhan’s glorious past and look forward to its infinite future possibilities.
