本次竞赛选址位于通州北京经开·智汇园，位于京塘路和云杉路交叉口，北侧为北京市政府办公新址、西临环球影城主题公园、东侧为大运河森林公园，建筑面积30万平米，项目由建筑大师崔愷院士亲力担纲总体设计，在坚持尊重本土文化、建筑以人为本的基础上，在规划设计过程中体现围合式观景建筑，将大体量、中体量建筑沿着四周布置，充分展现规模宏大的园区整体形象；而小体量的建筑则散落在优美的庭院里轻松地融入到景观设计当中，形成了与内部庭院浑然一体的景观空间，造就园林般的园区。
竞赛目前聚焦在北京经开·智汇园的现有招商中心地块（前身为钢结构工厂），现有招商中心位于整个在建园区的西北角。而目前竞赛改造的招商中心以及室外共享空间的部分，也会从插入式、小品、移动等为特点的设计作品以及社群模式、解决方案应用于未来整个智汇园的园区，打造园区共享生态，服务整个区域。

The competition is currently focused on the Beijing Economic Development Park – Chi existing investment center block (formerly steel structure factory), located in the northwest corner of the park in the construction of the existing investment center. At present, the transformation of the investment center and competition outdoor space part will be from the plug-in, sketch, mobile design works for the characteristics of the community model, and solutions used in the future to build wisdom Garden Park, park ecological service sharing, the entire region.
项目总体方案设计，在以人为本的基础上，融合中国文化、充分考虑建筑共享空间、室外公共空间，设计围合式观景小品，在优美的庭院里让人们轻松地融入到景观当中，形成建筑与内部庭院浑然一体的景观空间，创造院（园）林式工作环境。

方案整体采用几何形设计，用三角形、六变形构成建筑、景观融为一体。地块北边、西边采用坡形草坪地景设计，使项目与城市无缝连接，为城市提供优质绿化、活动空间，坡形地景更可以抵挡道路噪音，为园区提供安静的环境。
